Roostio's booking and marketing program runs listings, pricing, channels and guest messaging while the owner keeps their own cleaning and maintenance. When the property goes live, we pay you a flat referral fee based on unit size.

No cap on referrals. Every property you refer that goes live earns the full fee above.
Paid 30–45 days after the listing goes live, as long as the property is still in the program on the payout date. Where state law or brokerage rules require it, the fee is paid to your governing broker rather than to you directly. Ranches, event venues and buildings with 5 or more units get a custom quote. Every referral is subject to Roostio's owner and property review.

Guest Hub ad credits
Your referral fee becomes ad credit at 1.5× its cash value. Your card appears in the digital Guest Hub, the online guide every Roostio guest can open during their stay. Digital only: nothing is printed or left in the property. It's location-specific: it shows only to guests staying in your market.
- A 2 bedroom referral is $2,000 cash, or $3,000 in credit.
- Credit pays for your spot at your market's flat monthly rate.
- Flat rate only. No charge per view or tap, and no guaranteed results.
- Once your credit runs out, keep your spot at the same flat monthly rate.
Location-specific: your market only
Every Guest Hub belongs to one property, so it knows which market the guest is in. Your card shows only in Guest Hubs for stays in the market you pick. A Moab agent reaches guests in Moab, not guests 300 miles away. Each market is its own flat monthly rate. Serve more than one area? Add another market.

A photo, your name, one line and a contact button. It sits in the Guest Hub between the guide's own tips, labeled "Local partner", for guests staying in your market.

Send the introduction
Submit the owner and property below. Within 2–3 business days we share a free revenue projection with your name on it, for your client to use before or after closing.
We launch the listings
The owner signs on for booking and marketing. We build listings on Airbnb, VRBO, Booking.com, Google and our direct booking sites, usually live within 1–2 weeks.
The listing goes live, you're paid
Your fee is issued 30–45 days after the listing goes live, to you or your governing broker. We keep you updated at each step.
Program terms
- Who qualifies
- Licensed real estate agents in any market Roostio serves (US, Canada, Mexico) who introduce a property owner new to Roostio.
- What the owner gets
- Roostio's booking and marketing program, billed as a percentage of booking revenue. Cleaning and maintenance stay with the owner.
- Guest Hub ads
- Digital only. Your card appears in the online Guest Hub for stays in your market. No printed materials, flyers or signage are placed in properties.
- Owner and property review
- Roostio reviews every owner and property before accepting it, and may not accept every referral. Reasons we may decline include an owner showing signs of financial strain, an owner unwilling to reinvest in the home or respond to guest reviews, or a property showing signs of deferred maintenance. No referral fee is paid on a property we don't accept.
- Revenue projection
- Free, shared within 2–3 business days of your referral.
- When it pays
- 30–45 days after the listing goes live on its first channel, if the property is still in the program on the payout date.
- Who receives it
- The referring agent, or the agent's governing broker where local law or brokerage policy requires referral fees to pass through the broker.
- Unit size
- Based on bedrooms in each live listing. Studio $500, 1 bed $1,000, 2 bed $2,000, 3+ bed $2,500. Ranches, event venues and 5+ unit buildings are quoted separately.
- Disclosure
- Disclosure rules depend on your market. If your market's laws require you to disclose a referral fee to your client, you agree to do so, and you confirm it when you submit the referral.
- Your client stays yours
- Outside of Utah, Roostio and its affiliates do not broker real estate. When your client wants to buy or sell again, we send them back to you. If you're no longer practicing, we refer them to another local agent.
